§ Chapter 01

Investing in Antigua without expert guidancecan cost you far more than money.

01

Complex titles & registry

Guatemala's property system carries centuries of historical layers. Without someone who knows the process intimately, a title can conceal problems that only surface after you've signed.

02

Hidden structural flaws

Colonial façades that mask structural damage, outdated infrastructure, or heritage restrictions that send renovation costs soaring — none of it visible to the untrained eye.

03

Inflated prices for outside buyers

If you don't know the true market rates — by neighbourhood, by square metre, by property type — you will pay more than you should. It's that simple.

04

A legal process in another language

Escrituras, notaries, transfer taxes, legal due diligence — all in Spanish, governed by local rules that bear no resemblance to those of your home country.

You don't have to navigate any of this alone.
— That is precisely what I am here for.

The architect's eye

Where others see a wall,I see a decision.

Every colonial property conceals technical choices that bear directly on your investment: the condition of the timber beams, the type of foundation, heritage restrictions, the true feasibility of renovation. My training as an architect lets me read all of it — before you sign.

§ Chapter 08 — Antigua

Antigua Guatemalais not visited. It is inhabited.

A UNESCO World Heritage Site since 1979. The only city on earth where you can breakfast beneath an active volcano, work within a four-hundred-year-old home, and fall asleep to the sound of baroque bells that have marked the hours since 1543.

Every property here carries a history: those that inherit the grandeur of Antiguan baroque, those restored after the earthquakes of 1773, and those only now beginning a second life after half a century of quiet slumber. To buy a house in Antigua is not to acquire square metres — it is to inherit a chapter.

§ Chapter 06 — Testimonials

What my clientssay.

I purchased my home in Antigua from Houston without setting foot in Guatemala until the day of closing. Ximena handled everything: sourcing options, conducting visits on my behalf, negotiating the price, and coordinating with the notary. All I had to do was decide.

§ Chapter 07 — About me

Get to know me.

I am Ximena Cachupe — architect, real estate advisor, and resident of Antigua Guatemala. For more than five years I have dedicated myself to this market. I know every street, every project, every neighbourhood in development.

My background in architecture allows me to see what other agents simply cannot: hidden deficiencies, renovation potential, and the true value behind a property's walls. I speak both English and Spanish at a native level, which lets me serve international buyers without any intermediary.

I am not merely an agent who shows you houses. I am your real estate wealth advisor: someone who understands your financial objectives, knows this market with depth, and guides you toward the decision that is genuinely right for you.
